Buying or renting property in Malta?
Don’t bet your biggest purchase on an agent you found by chance.
Tell me once what you are buying. I’ll introduce you to the agent who specialises in exactly that, and stay with you until you sign. It costs you nothing.

What you get from one call
✓ Your brief taken down properly, once
✓ An honest read on what your budget buys, and where
✓ An introduction to the agent who works that market
✓ Someone on your side until the final signature
The problem nobody tells you about
There are two property markets in Malta. Your friend’s agent only knows one of them.
Agents in Malta rarely specialise, and nobody publishes who is good at what. So buyers pick an agent from a listing, or a friend’s recommendation made for a different area. The agent who was brilliant for a farmhouse in the south may not know a single building in Sliema.
The agent doesn’t call back.
A promise to “check and come back to you” that never comes back.
You’re shown the wrong properties.
You said what you wanted. You’re seeing the wrong price, the wrong area, the wrong home.
Weeks go by just testing agents.
Buyers typically lose two to four weeks working out whether the person in front of them is any good.
The good property goes.
While you hesitate over who to trust, someone else buys the place you wanted.
How it works
One call. The right agent. Someone in your corner.
You tell your story once. I do the part nobody else in the market does: knowing which agent is genuinely good at what you are buying.
1
Qualify
One conversation, by phone, Zoom or in person. We go through what you want to buy, your budget, your timing and what really matters to you. I read it back so we both know the brief is right. If your budget doesn’t fit the area, you’ll hear it here, not on your sixth wrong viewing.
2
Match
I introduce you to the agent, or agents, who specialise in exactly what you are buying. Not the nearest office or the busiest name: the specialist for your criteria, chosen from agents who have passed my service standard.
3
Guide
Viewings and the purchase run from there, and I stay with you through all of it. Questions, second opinions, the moment you’re unsure: you’re never making the decision alone.
Renting
If you are renting, the brief is different.
Good rentals at this level move through agents who know the stock before it is listed.
Tell me your monthly budget, your move-in timing, and whether your company is arranging it. I will refer you to the agent who works in exactly what you need.
I work with rentals from €2,500 a month.
How I’m paid, plainly
Free for you. Here’s exactly why.
You never pay me a fee, a percentage or a retainer. If you buy through an agent I introduced, that agent pays me a share of their commission. If you don’t buy, nobody pays me anything.
That means I earn when you buy. I’d rather you hear that from me than work it out yourself. These are the rules I hold myself to:
I only take you on if I can genuinely help. If I can’t make a match I’d trust with my own family, I’ll tell you in the first call.
I’ll tell you when your brief doesn’t fit your budget, even if that means you don’t buy this year.
I never push you towards a property or a price. Which home, and what you offer, is your decision.
Ask me why. For every agent I introduce, I’ll tell you why I chose them for your brief.
Who I match you with
Only agents who pass the standard.
Every agent in my network has been through AgentIQ, my service assessment: 32 real situations a buyer runs into, from the first enquiry to the final signature, measured against international best practice. Only agents who score [SCORE] or above get an introduction from me. Most agents in Malta never reach it.
It’s how I can say an agent is right for you and mean it. I’ve checked, not guessed.
Who’s on your side
I’m Jeff Buttigieg. I spent 25 years building this market. Now I work for buyers.
I ran RE/MAX in Malta and trained hundreds of the agents you’ll meet. From that seat, I watched too many buyers start with money and excitement and finish the biggest purchase of their lives with a bad taste in their mouth. The difference was almost never the property. It was the agent.

Questions
What buyers ask me first
Is it really free?
Yes. You never pay me anything. If you buy through an agent I introduced, the agent pays me a share of their commission. If you don’t buy, nobody pays.
Are you on my side, or the agent’s?
The agent I introduce usually acts for the seller; that’s how Malta works. My job is to make sure the agent is right for you and to be the person you can ask for a straight answer at any point. I’m paid when you buy, which is why I’ve published the rules I hold myself to.
Why not just call an agent from a listing?
You can. But the agent on a listing is there for that property, not for your search, and may not know the area you want. Matching on specialisation is what saves you the weeks of testing agents.
Tell me what you’re buying or renting.
Four questions, about a minute. If I can help, I’ll introduce you to the right agent. If I can’t, I’ll tell you that too.
I work with buyers from €375,000 on a purchase, or €2,500 a month on a rental. Below that, the form will point you to an agent I trust.
